Yes, a large group.  You'll find lots of resources here.

I live closer to the Punta Cana Village, in an area called Veron.

I see we spent 2 weeks in cap Cana , tge weather and water was perfect. The infrastructure was lacking, I.e restaurants iand such. My wife needs more social activities than I do and she didn’t care for it. 

I thought it was one of the most beautiful places I’ve been.


thinking of a few months in the winter. Maybe long term rentals.

Get out of cap cana and try Punta Cana, OR try the north coast.

Punta cana village, I agree. But also there is a huge  expat community on the north coast. Why not????

I agree with your wife on Cap Cana.....every time we go drive over there I feel so isolated. Beautiful, but in my opinion it is SO far from everything and it's expensive. I much prefer PC over Cap Cana. We have friends who are building a house in Cap Cana. A regular neighborhood - not on or near the beach, not on or near a golf course, stores are 10-15 minutes away minimum, same with restaurants, banks, doctor's offices, etc. HOA fee is $800 a month! I was floored by that. Of course, everyone has their own idea regarding the best area for them but I just can't justify a fee of $800 a month for a security guard and nothing more. Just my humble opinion. We bought a lot in Cocotal. We're building our retirement home and looking forward to living close to all the conveniences. We love the north coast too but the options for golf are so much more limited up there.

@colmcb hope the house is in excess of 4000 square feet for the fee.  When my wife and I looked in Cap Cana it was $300.00 ish for a 1000 square foot Condo. It was near the beach. It was near Sanctuary town, 8 minutes from the Marina and 15 minutes from the Polo Fields.  We love the quiet of the area.  The fact almost right outside the gates is Punta Cana Village, Mall is close by, Supermarket close to Church.

Punta Cana and Cap Cana are night and day depends on your expectations and price tag.


If you think the infrastructure is lacking in Cap Cana then get out of the DR because probably not many areas can say are better. I believe the area has been only developed in last 20 years and has changed greatly over the last 5 with Covid in between.


Most people know of Punta Cana because of the hotels/tourism but most do not of Cap Cana.

@DRVisitor As I said, everyone has their own opinion of what's best for them. There is a LOT more to PC than hotels/tourism, just as I'm sure there is a lot more to Cap Cana


@rfmaurone, no not even close to 4,000 sq feet which makes it all the more surprising for a fee that high.

Most people come and stay in the hotels for the all inclusive nature.

@rfmaurone I've lived in PC Village previously (with good friends) and agree, I've enjoyed many great dinners, afternoons, lunches, festivals, events and such in the village proper.

If I had the money, I would have bought something in the residential area, but prices have elevated out of my practical reach. Last home I saw that I really liked (modest 3 bed/3 bath) was $525K US and still needed extensive updating.


There are plenty of great places to visit and experience.

Living in Veron has been an eye opening one for sure. Though my complex is somewhat secure, easy enough for evening walks around the area and most residents say hello, there is a lingering black cloud of negative energy, amongst other reasons.

For this, we're relocating to Las Terrenas in July.
