House and Land Prices

Like my previous post a few months ago, I am afraid  :)  that this does not exactly fit the Accommodation category, but again I think its the closest relevant one!

Few questions  :cool: :

- Is there a offical way of valuing House and Land prices either by region or by country?

- Is there data available on a website or elsewhere either by region or by country that show historic house and/or land prices?

I am trying to understand :/  how house/land prices are valued and much do prices increase year on year and also decade by decade...

That would be very interesting to know - you also have be bear in mind the value of the Mauritian currency - it seems to go down over the years.

I remember talking to an agent and he had a paper which had a price per measurement of land for every region.

But it's a guideline, the price of a piece land will vary based on a lot of factors. That only varies even more when you have a house as well, because it makes the valuation even more subjective.

I would recommend talking to a realtor, they could probably give you the general quotes for each region. Just remember they are only indicative.

I agree that prices will vary based on several factors; good to know  :) that there is a region by region base price per measurement for land - wonder :unsure  if any of the other forum members know more on this or could direct me to where I can source reputable local real estate agents as opposed to ones on the web that seem to specialise in RES/IRS?

:idontagree: If any surveyor out here on this forum (without needing their services for a particular plot of land or house) would be willing to share the valuation method for arriving at house/land prices then that would be great.  :top:

I doubt a surveyor will know that information since this is what they do:

However, based on experience and need-to -know they may have an idea ( long shot).
Th price of land  ; mainly "Thousand  Rupees per toise"  is set by the seller based on supply /demand/ location and opportunities  ( I will sell my plot of land because  the govt is giving away this "pas geometrique" for this particular construction and thus I can benefit from this new event etc or the big sugar cane land owners are diversifying from sugar cane and are selling land for PDS/ golf courses and I can piggy back on that ) . Call it greed

The best example I have seen; Some people having agricultural land@ 5 mins from the beach ( yeah is it on foot or by car?) and trying to sell to "Joe or Jane Foreigner" ( who don't know the laws of the island) for development .

I think that if one search the web there are many resources that will guide one on how properties are evaluated.

If course there are no short cut to measuring the worth of a land or a property. However, country and regional factors also comes to play. For instance you can't compare the price of a rural area to that of a city.
