Home buying in Provo

We are looking to relocate to Provo from Texas and I was curious if it really matters where you first buy your home? I would love to live in Leeward, but our budget will not allow that at first. I've seen mortgages will only cover 50% of a loan and the interest rate is really high. So we are thinking of moving to a smaller home in a less desirable area, pay cash, and save so we can buy our dream home.

So the question is, does it really matter where you live on the island? I've seen the less desirable areas, and I wouldn't mind living there for a few years while we save, but how safe is the island for a large family?

We are also looking to relocate to TCI and purchase real estate, but it sounds like you're further along in your research than I am. You mention that mortgages will only cover half of the property and the rates are high? Can you please elaborate? Are you going through US or TCI banks? Would love to hear more specifics about what you've found!
