One query, as a European, is it possible to live in JB while working in SG? If so what are the requirements. It's damned difficult and expensive to find decent housing in SG.

To live in Johore, you need a residence visa for Malaysia.
To work in Singapore, you need a work visa for Singapore.
If you have both, it is possible - but you will curse the traffic jams every day, as you will not be the first or only one with that idea (most of the others are Malaysians working in Singapore). And you are at the mercy of travel restrictions like COVID.
Malaysia has the MM2H programme, a specific visa for such purposes, and there are several property developments in Johore that fulfill its requirements (e.g. in the Iskandar area, not far from the Second Link). For more details, ask on the Malaysia forum or the authorities there!
