Hi everyone. I'm Mark and have been living in Malta for 6 years with my wife. We want to move to Portugal when the pandemic calms down a little, but certainly in the next 12 months if possible. We have been looking around the Caldas Da Rainha area, specifically Sao Martinho do Porto. Any feedback on these areas (positive and negative) would be great.
If anyone has any advice around which is the appropriate/best Visa to apply for, any advice would be greatly appreciated!

Caldas da Rainha is a pleasant town, not touristic city but with good health, sport, leisure and cultural facilities, and it is close to Obidos, Leiria, Peniche, ...

A few km away from the city you can easily find a more rural environment, with amenities fairly close by, markets, history, heritage and beaches such as Foz do Arelho and São Martinho do Porto...

From South Africa originally, but left about 23 years ago, has been to a lot of countries, Namibia our last. Would be investigating a business opportunity in mining and or earthworks/construction. Some informations from SEF source where these Golden Visa applications are submitted:

Golden Visa

It is aimed at non-EU citizens who wish to obtain a residence permit in Portugal and who cumulatively fulfil the following requirements:
- to enter in Portugal legally, without the need for an additional visa;
- to make an investment in Portugal, which can be real estate, in companies/job creation or capital transfers;
- to stay for only 7 days in the year which can be followed or interpolated.

Golden Visa holders are entitled for 5 years:
- to enter and stay in Portugal;
- to circulate in the other countries that are part of the Schengen area without the need for a visa;
- to family reunification, allowing the applicant's closest relatives to benefit from the same advantages as the applicant, creating new opportunities in their lives;
- to reconcile the Golden Visa with the Non-Habitual Resident status (NHR/RNH);
- to access to a permanent residence permit in Portugal at the end of the 5 years; and

Regarding "investment in companies / job creation" Golden Visa option, it is required to create at least 10 jobs (the number can be reduced to 8 jobs in low density portuguese territories). The company may already exist or be established, as long as it has a stable establishment in Portugal.

Hi Everyone!

I am an American Nurse married to a EU National, originally from Germany.
We are currently living in the US, but are working diligently towards retiring in Europe, preferably Portugal. It's difficult to guess when restrictions will lift and Americans will be allowed to come to Europe. We are guessing that we will make the move sometime in the fall. We are in the process of trying to find a rental in Portugal for the fall/winter season. We would like to rent 3-4 months at a time in different areas to find the best place for us and our two elderly, five pound poodles! You can search for subjects using the magnifier on the right hand side of the screen. You may find answers to many of your initial questions. If you still have doubts, please create a new discussion, with the points you want to be clarified.

It does not make much sense to call on real estate agents in Portugal, when what they basically show to you is the houses they have in their portfolio.

If you intend to live in Portugal, you have to start with 2 points:
- to obtain the short/long visas (if you live outside the Schengen area, as is your case)
- to obtain the NIF (portuguese tax number).

We are taking a GV approach and have some great professionals assisting but they are in the tax and immigration fields.

What I need right now is what I used to do in NZ. A fixer/guide who we can get on board for the next couple of months on contract to essentially help with everything from booking acomm, renting a car, researching properties, visiting potential properties, liaising with our professional team through to helping with schooling for the children etc.

I agree about not engaging an agent.

Hi Steve, you can easily search for companies on internet that are specialised in such services.

Eg. Google tip: Golden Visa + Portugal + Multidisciplinary team

I remind you that some of the topics you are looking for are already detailed here on this forum (you can search them by using key words).

By looking at these companies' websites, you can get more and more information about GV application in Portugal. For each of these companies, you can easily communicate in English (obviously), request quotes, ask questions about the services they provide, see the teams' memberships.

What I suggest:

1. these companies should have headquarters in Portugal (they usually have offices in the Greater Lisbon, Algarve or Porto areas). They should have multidisciplinary teams (including lawyers and people from other areas related to investment and real estate, but also to provide support on issues such as the ones you have raised here).

2. They should be located in Portugal. There are such agencies located in the UK or Hong Kong, for instance. By avoiding non-Portuguese companies, you reduce unnecessary intermediaries who do not know the market, and who also make themselves paid for these services, since these foreign companies have links with companies in Portugal that provide the same services.

I am sorry if I have misled you in my communications.

We have in place an Immigration lawyer, tax lawyer, Company established and all we were seeking is someone who knew the lay of the land here for our first weeks month ish to run along us as we navigate some of the more mundane aspects of settling into a new country.

Depending on whether we invest in a project or purchase we will then identify whom best to serve our needs i.e. Buyers agent, etc

We are leaving Lisbon to the Algarve on Sunday and will base ourselves down there for the next month or so to explore the region and see if this area resonates.

We have since found someone who is assisting us.

Hello everyone.
I'm a new member. And looking forward to some good chats about my ambition of moving to Portugal.
I lived in SA for 32yrs and enjoyed the scenery and hot weather and returning to the UK with its weather has been somewhat discouraging. I've done a lot of internet searches and have chosen Lagos for a 3 week holiday to have a good look around first.

If I decide to settle down there what is the next step, I need your help and advice with this please, can I start the process when I'm in Portugal or wait do I wait until I return and is there a web site I can get onto for easy to understand process. I've downloaded loads of paperwork and feel I'm being buried alive.
I'm wanting to retire and seem to have the required amount of financial support.

What I suggest is that during your holidays, you can start to search for a house to lease (do not start immediately a lease contract, but have some understanding/agreement with the landlord) because you will need to lease a house (or then have a friend's accommodation who will be responsible for your stay) when you apply for your visa.

Take note that as a UK citizen, you will still be able to travel to Portugal, for up to 90 days in any 180-day period without a visa for purposes such as tourism, also subject to the latest COVID-19 restrictions.

The application for a visa shall be submitted in the portuguese consular post in your country of residence (UK).

I started my D7 visa process in Montreal last year via the consulate. It is a relatively simple process and I suggest you get in contact with them.  As for the RAMQ, there is a form for you to fill out... »Moving Outside Quebec » and you will be covered in Portugal.

We did it! We booked our flight to Portugal for the first week in October, and rented an Air B&B in the Eastern Algarve from that first week in October to the end of December! We do believe that Portugal is where we'd like to be, but we have never been there! We feel much better renting for 3 months, then perhaps renting in Spain just across the border from Portugal for 3 months, so that we can continue to explore for our new home! We can stay in both Portugal and Spain for 3 months each without filing for residency. Once we make a decision about where we might like to be, we can register with Portugal. Is this correct? Does this sound like a good way to start?

We also like the fact that if we rent from Air B&B's that the utilities are included, which makes things much easier for us as we navigate this move! The lady that we are renting from in Portugal lives next door, which will be so helpful! Should we still get a local bank account, or simply use our credit and debit cards with no transaction fees?
