Nobody wants to sale property in Albania !

There are many realty sites who acts as developers and resellers of Albanian realty. But actually they all seems freezed or, you know, to have very low interests to do something. Looks totally lazy. I e-mailed more then 15 agencies, but no one(!) gave me an answer. Actually one of them sent me a standart e-mail says that they really want to help me, but it didn't go any further... I made a call to Moscow agency, who works with Albania, as signed on their site. And Andrew said me that is very difficult to sell smth. in Albania because of very long time between you paid money and you get all the documents (papers) for being your property actually yours. He told me that this is because of very long time during building gets into real estate cadastre list of Albania. And after it gets into it, you can get your property documents. This takes about 2 years. So it becomes very uneasy to sell (buy) apartment there.

How do you feel about this? Who already have bought a property there, how difficult it was for you, share you experience please? And where i can get a really working sales agency?

..I booked an apartment in Tirana in 2008, in September, paid about 40% of the price, notary act...and so on, and then we have 2011, and I dont have a key. Nobody warned me that it will take so long. Building is ready and Albanians do live there, but foreigners are waiting for permission to use. Agency (Balkimo)the biggest one- probably answer if You ask, but the answer I get all the time is... next month.. after Christmass, after the election,etc. In the mean time small studio which I bought in Tunisia was built, and is nearly finished. In 2008 Residential building in Tirana was already built, but in Tunisia there was not even a hole in the ground. Now situation in Tunisia is stable and looks like that will be done and ready before Tirana.If You still interested, in Tirana-Please ask, maybe I can help. It is cheep that is a fact.

I've finally decided to buy in turkey. In alania-antalia region. Will go there for this fall in october and see what it is.

I was chatting with Julian Xelili about albania property (he is a famous official property seller in Albania) by an e-mail and finally i asked him to provide an information about caastre stuff. He asked me that they just started to reorginize their cadastre in albania and that their company works with property cadastre just a year (and what they did before?)

it seems that is a real trouble to buy something in albania.

other development salesmen talk about not to buy in albania too.

tell me please why do you purchase a small flats in different countries? is it a type of buisness for you or you just want to have a "summer residence" for you or your family? you can post in private if you want.

as for me i'll try to migrate to one of this warm countries. if it would hard to deal, it will be a winter residence for me and my relatives.

but i think this flats wouldn't be grow up in price. likely it should loose in price cause of many new buildings became real every year and your building get older and older. so i think all this talks about "development investment buisness" is a fake in case of buying ordinary flats. or i missunderstand something.

...hm I think that, like Greece, and Croatia Albania will become popular soon, build roads, built a new airport, and at the same time are not yet trampled by tourists,it is interesting because to the sea from the mountains are the feet rather than miles. They are in Nato, in the end will come to the E.Union, do not require passports from the Poles. People are very friendly,very normal, no Orthodox religious movements. We have a writer in Poland, whose book inspired me, "Going to Babadag" Andrew Stasiuk, maybe it was translated into English. Prices of holiday apt.will not grow more than inflation, especially where this has already been increased. However, Albania and Tunisia and is still cheap. In Albania, the flat(ready) per meter costs 600Euro, and in Tunisia in a good standard aparthotel 1200Euro/meter. In Poland an apartment by the sea costs from 3000-5000Euro, and the water is dark, the sun shines only sometimes, and the fish served in restaurants are previously frozen. And many more reasons, to have a place in the sun.As You are from continental climate, You know, how depresing are the short days and long nights. I like Istanbul, the houses on the slopes of the Bosphorus. I do not know Alanya, my daughter just returned from holiday in Alanya, but have not yet had occasion to talk with her on skype. Yes, I know what is it: the continental climate. I live in Russia - Urals region. The climate here is much much worse than in Poland. If i fail with "southern territories" , i'd like to live in Poland or elsewhere in europe then )).
Turkey should be a croudy place, but i need to get work there, so it can be more convinient to get it there rather than in small countries.

You have to be there in person to "speed" up the process and grease some palms. You are from Russia, you know what i mean. There is a lot of bureaucratic paperwork left over from old communist days.

Hi, Its nice to meet here someone from Albania. I have good news, finally the Permission for Use has been issued, but that is only first step. Now I should see if it looks O.K., get the title, and insurence.
Do You have Allianz or Aviva on Albanian insurance market?
I will be really grateful if You tell me how  the property renting market works?. Do They respect owners rights. I meen If Tenant does not pay is it easy to get him out of the property? Do people write contracts when renting flats? Im asking because Im going to let it out for now. And I have seen advertisements saying " I have an apartment for rent, for foreigners only" ,why?

recently i learned about double taxation issue between countries .

before buying anything in foreign country you should find out whether or not a special agreement avoiding double taxation between your country and the country you want to invest in.

There aren't double taxation between RU <-> Albania and RU <-> Turkey for example.

Hi guys, i was also thinking o buy a small flat on albania coast since i need the  sea sea sea and maybe one day move there at least for the summer season ..i will go there probably next spring to see what can be done. I m glad some of you has the same plan or already did it..thanks for the advice
Actually i already contacted an agencies that asked just for the services like showing the flats and taking care of you 2000 EUR including the contract signature! but then you have to pay taxes etc etc they think  i don't know how much is 2000 EUR for the cost life in Albania?:)

I am reading all the comments above - amazing frankly speaking. 
Many things that people can say up and down.
It tells me so far that you have not contacted the right people.

Something else - on 2008 there were tens of foreigners trying to sell Albania Estate online and when the crisis hit they were the first to stop working an disappeared. It can be easily noticed as they have not updated anything since years ago. I know people that were let down by these foreign estate agents and starting asking help those days.

From my experience I do not see a problem how much a real estate agent can ask his fee. I understand that there is limits of course, but after all this is business. But you need to judge from the level of services that are you getting for the money that you will pay:
* Are these people for real? Or they are hiding behind a website in Internet?
* Are they serious and working full time in this profession, and do they have a decent office somewhere in Albania? Or they are working from their bedroom just like the foreign agents back in 2008?   
* Is the real estate company standing by you?
* Do they send you constantly updates of what's going on with your property?
* Are they providing support when the property reaches at certain stage?
* Do they provide after sale services?
* Do they look after your apartment when you are not in Albania?
* Do they provide rental services to you in case you want to rent it out?

we have been ion contact together also.
I don't remember how many times i have sent you emails.
And do you remember how many times you answered?
In order to buy you have to visit our country. Real estate
agents are not lazy at all. But they are tired with people
that only send emails up and down and do not say anything else
at least about their commitment to visit the country.
You keep saying to us that you have 30K Euro max to invest. Certainly there id smth you can buy with it but not the best properties.

How I see your position - you wish to buy, but you are not committed to buy yet.

i've already bought. see the date of a topic. and buyers are bored by your sales stuff like, 'call us and we'll get you something special !'. buyers are bored to search for just they want to buy, not that 'fashioned' or 'hi-ranked' or 'secured' objects.
