Selling a property ……

One other big selling site is OXL PT   but  also could try  Facebook Marketplace and Ebay UK  (I had no sale no fee) - for me both of these  generated replies which politely were a waste of time.   Idealista and OXL, as you probably know,  have many properties and no consistent format of the listings that it can be difficult to compare the properties like for like -  for me they generated what seemed "overseas" people asking irreverent questions and generated no viewings.  Last one I sold I did my own online listing by making my own website for the place (cost ten pounds for website name for one year)  and got a personal buyer, agreed price, no promissory, one lawyer, so I was very very lucky.  There are so many places being listed and no country wide database of selling prices there's no obvious place to list property.

Real estate market is regulated. You can advertise the property on websites, but this will only cause you problems and waste of time, especially if one of the parties doesn't speak Portuguese... Many contacts are just a waste of time, most of them from real estate agents.

What you can agree with the real estate agent is to pay the 5% commission, but part of it without an invoice, so you only pay 23% VAT on the value of the invoice. Some of them do this.

Going to a real estate agent is also good for the buyer because the agent can help with documentation and credit support, dealing with banks for property visits and property evaluations, etc
