Agent/Renting approach.

I am thinking of making a list of expectations to present to any agent that we may be thinking of using to find a property to rent.
I am thinking that I can use the points that Toon and others have so helpfully previously provided.
I would prepare a list, including for example; of being named on the utility bills and expect that any agent would provide a landlord that would fulfil most , if not all of our expectations.
If they cannot, then we will find one who can.
My questions are for your opinions:
Is this a good idea?
Would this somewhat assertive approach be acceptable when dealing with agents?

Did you make up your list?
My wife and I are planning an initial one year rental on Gozo starting in the next couple of months. We are flying out next week to see properties arranged through a couple of agents so it would be interesting to see your list if possible.

The agents will not read the list, not even your email if it's too long

They pick out the necessary information and ignore the rest

Anyhow, the agents do not even know most of the landlords and their requirements and sometimes have problems to find the property

since they never have been there before ... but, it's no wonder if you consider the variety and fluctuation of their property offers.

If I may help what are you looking for as I am not an agent but when I was looking for my place and found my temple:), I searched until I succeeded:) I sometimes rent my room for short lets to students as I have a spare room where I can use and call a flatlet with a shower ensuite. It is separate from the maisonette old but well kept, in the courtyard surrounded by the garden and what I see today I can understand what others go through, yes I was lucky! it is on the outskirts of mosta...so around my area there are place for sale and to rent.

Can you please also send me the list? We are planning to move again soon and I would like to make sure I have everything covered! We got the lucky the last time as the current landlord is super nice, but may not be so lucky next time.

I'll send you a copy/paste of hints and tips made by Toon, GiG and others but I haven't made my list yet, still got time and I'll be there in a couple of weeks looking as well.
I cannot accept responsibility for you getting 'everything covered' sorry but that's for you to do and it all depends upon individual preferences.

Wow ok I suppose better safe than sorry right. My lawyer friends also tell me to always cover my ass in all communications

Sorry if it didn't come over right but please appreciate that what I have sent is the work of others, Toon, GiG, Matt, Scubaboy and others. I just didn't want you thinking that it was my list and that it was all encompassing.
Lynn's been on the internet again for properties to look at when we are out there in just over two weeks time It's early before our permanent move in July but it will give us an idea of the differences to between our expectations and what is or not available.

Good luck. We contacted an agent re a property which was advertised as being available in May only to be informed that was already taken!!! You obviously have to be on the spot to get what you want.

Redmik,

According to some current tenants, the issue is not detailing needs beforehand but reckoning with agents-landlords' amnesia later on. This article entitled tenants talk gives some insights into pitfall and issues which can arise when renting in Malta. Of course, this is a small straw poll but might be instructive when you do get down to going round places in earnest.
