Letting my house through Airbnb

Hi Guys,

What official/legal documents should I have before letting my house in London through Airbnb?

I think this kind of letting is the same as running a hotel. Am I wrong?

Then I might need planning permission from my local council?

Hi and welcome to the Forum.

I think the only rule relevant to the Greater London area is you may not let for more than 90 days total in a 12 month period and if you want to exceed that, then you must apply for planning permission, which in view of the current housing shortage is not likely to be granted.

This is enforced via the local councils who do conduct physical checks.

All the other requirements are described on the Airbnb website when you register.
