Hello everyone,

Finding affordable housing in Ethiopia is number one priority for newcomers. Tell us more about the estate market in your district/city/region.

What are the most desired places to live? What are the most affordable ones? What is the average cost of a rented flat? And what is the average sale price for an appartment or a house? Could you tell us more about local real estate policies/procedures? What about property tax or residency tax in Ethiopia?

What about you? Where do you live now? Is it a place you would recommend?

Hello Priscila

First off thank you for the interest in Ethiopia's real estate market. I don't know if you want the information because you are moving here, have a friend that is or is just gathering data but here is an over view of the market.

Addis Ababa has one of the highest real estate prices in the world. It is the capital of Ethiopia and the capital of Africa. The African Union head quarter as well as many international Head offices are located here. The highly diplomatic nature of the city means that there is a vast number of foreigners moving in and out of the country.

Although the city is developing at an enormous rate, the number of areas desired by these forigners is relatively limited (Bole, Old Airport, Kebena, Kazanchis).  These are vibrant parts of the city with a mix of residential and commercial properties. An average 2 bedroom flat (130 sqm is about 2000 usd/month. An average 2 storey house on a 500 sqm plot of land goes for about 4000 USD/month. High end properties go for much more.
