When buying property in Honduras

Buying land in this beautiful country requires the procurement of the services of reputable and knowledgeable law professional, as well as an experienced and knowledgeable civil engineer, to begin with.

I’ve seen many foreigners, as well as Hondurans, tried to be scammed or misinformed when buying property in Honduras.  Don’t get me wrong; buying property here is perfectly possible, but as in any country, all the right steps need to be taken.

The first will revise and follow up, from the seller’s title up to the registration of the property to your name.  The second will revise the congruence of the seller's title with what is actually there, physically, making all the necessary surveys up to legal standards.

It is important to determine if the land you’re interested in has foreign ownership/building restrictions, if you’re planning to build.

Another item you need to check is if municipal taxes and public services are up to date.

If you’ll buying in a gated community or apartment building, you need to understand its internal regulations before signing.  Don’t be shy about asking your advisors anything that concerns your acquisition and its future.

Setting up a business, residency acquisition, etc., would be a matter of a different post.

Hope these few words help you out.

We bought property several years ago in La Ceiba and it was a pretty easy transaction. A realtor showed me many properties and when I found the perfect peice of  paradise land I wanted to purchase i hired an attorney in La Ceiba to prepare the documents with my realtor.  I went to many Central American countries in search of the most beautiful beach.  I also considered Roatan at the time, but found that La Ceiba  on the mainland had  secluded, beautiful white sand beaches, shopping malls, grocery stores, excellent dining and even a KFC! I have been traveling to La Ceiba for over 15 years and it is safe, affordable and wonderful all for a fraction of the price of living on the islands.  I am selling one of my properties now which is 80 feet of Carribbean beachfront.  It's located on Satuye beach only 15 minutes from the city and perfect to build your dream home.  It is listed for $89,000.

I believe I know the property.  Did you buy it from Guadalupe?
