The importance of Tawtheeq?

Hi guys...I'm looking for rental accommodation within AD and there's a lot of sub-divided villas.


From my research, a lot of these are posted illegally and the tenant would have no rights if they moved in. Is this true?


Also, I understand a Tawtheeq is a way to ensure a legal contract/agreement of a property.


Has anyone looked to request this when searching for accommodation, or have you not really paid attention to it?
