Rent increases

I moved in to JBR on 7th June and was given a rent agreement for 3 months. After this the landlord accepted monthly rental 5500AED for a Master bedroom. Then in October he put the rent up to 6000AED. Now 2 weeks before Christmas he has said the rent will go up to 6500AED.
Is a 30% increase in under a year legal?

I experienced the same here in Abu Dhabi, i have an annual rent for AED90K for 2012, and upon renewal, i receive a renewal notice during October that there will a 5% increase which i think is normal,, but the things is around 10th of December, i received another notice stating that instead of AED 94500, the renewal will be AED110K which is really a big increase of more that 20%!!!

I tried to spoke to the property management and according to them it is based on the regulations with the council and ministry but havent read the full text yet. But lots are saying that if you experienced an increase this time, the landlords should not increase the rental for three consecutive years.

This exists in Dubai, I'm sure there must be an equivelant in Abu D

The landlord can only increase small percentage each year, not after several or between months!
You can go complain about this incident.

Do you have a legal binding contract attested and signed by your landlord? If so, landlord cannot increase the rent for the next 2 years as per law.

In case of rents in Abu Dhabi, the rent committee has removed the CAP on rentals. The landlords have the final say!

Good luck

Thanks Saeed Salem,
Do you mean complain at RERA?

Thanks oxoxme,
I only have a contract for first 3months and the bank payment slips until today.

Hi Lostntowns,
Thanks for your help. Do you know where I can find the market value of a rental property?
I'm going to the REWA calculator now.
Thanks again
J

For anybody else this may be useful to calculate value of rent. I don't think it's official, but it's a start.

and this is official.

as per the case here in abu dhabi, i inquire to the management of the Property Management hadling the area, and they said that it is in accordance with the new resolutions as issued by Abu Dhabi Executive Council. I consulted some of my friends here and they experienced the same. The worst is some experienced a 40 to 55% increase!!!

Well I hope these change in current cost of living of most esp the expats here will be compensated by some other additional benefits from the respective companies :) (hoping)
