Buying a property

When you buy property in Spain, many of the decisions that bind you are made before the notarial signing. The estate agent is involved in the transaction, and the notary provides impartial checks. Your own lawyer has a separate role: to advise and negotiate for you alone.

We examine the property documents and investigate the ownership, registered charges, Cadastre description, planning position, licences and outstanding debts. We review the reservation agreement or contrato de arras and explain the taxes and costs, so you can plan your total budget. Where we identify an issue, we explain what it means for you and advise on the protections or further checks needed before you proceed. We then negotiate the legal terms on your behalf and coordinate the purchase through completion, tax filings and registration.

Selling a property

We prepare and review the documentation, check the contract terms and represent you through to the notarial signing. We also explain the tax obligations that follow from the sale.

Inheriting a property

We advise on the applicable succession rules, the documents required and the steps to accept the inheritance and transfer or register the property in Spain. We also advise on drafting a Spanish will.

Buying or inheriting from abroad

With a suitable power of attorney, we can carry out the agreed legal steps and sign on your behalf in Spain. We explain how to arrange the power of attorney in your own country and keep you informed at every stage.
