Caribbean Counsel is a law practice based in Punta Cana, Dominican Republic, representing foreign buyers and property owners exclusively, never developers or resorts. Led by attorney Esteban A. Sánchez, the practice draws on an analysis of more than 3,000 Dominican court decisions to advise on real estate purchases, due diligence, developer disputes, inheritance matters, and resort injury claims. The practice is led by attorney Esteban A. Our Services

 

Pre-Purchase Protection. Before you sign or pay anything, we verify what the seller will not tell you: title status, liens and encumbrances, the developer's track record, construction permits, and the real meaning of every clause in your contract. Our due diligence reports are delivered in plain English with clear go or no-go guidance.

 

Real Estate Closings. Full legal representation for property purchases in Punta Cana, Cap Cana, Bávaro, and throughout the Dominican Republic: contract negotiation, escrow coordination, title transfer, and registration. Flat fee quoted upfront as a percentage of the purchase price, with third-party costs itemized separately and never marked up.

 

Developer Disputes. When a pre-construction project is delayed, stalled, or abandoned, we act: formal demand proceedings, penalty claims, payment suspension strategies, contract termination, and litigation before the courts of La Altagracia, where these cases are decided and where we appear regularly. Dominican courts order developers to return purchase money with interest in cases like these, and we know the criteria they apply because we have analyzed their rulings systematically.

 

Corporate Structuring. Formation of Dominican companies (SRL) for property ownership, including tax and succession planning considerations for foreign owners.

 

Inheritance and Succession. We guide foreign heirs through the Dominican succession process: determination of heirs, foreign will recognition, and property transfers, entirely remotely when possible.

 

Resort and Visitor Injury Claims. Representation of foreign visitors injured at Dominican resorts and hotels, an area where local knowledge is decisive: the correct legal entities to pursue, the two-year limitations period, and the evidentiary standards Dominican courts apply.
