The Buyer's Office is an independent property scouting service for foreign buyers purchasing real estate in Costa Rica. We visit properties on your behalf, film walkthroughs in 4K, capture drone footage, evaluate neighborhoods, verify access and utilities, and deliver a written report with honest observations. We also coordinate overall due diligence and legal due diligence through trusted local attorneys, giving buyers a complete picture before committing to a purchase. We do not sell properties and we take no commissions. Our only client is you.

The Buyer's Office is an independent property scouting and due diligence service based in Costa Rica, founded by Marcelo Miranda. We work exclusively for foreign buyers who are considering purchasing property in Costa Rica but cannot be on the ground themselves.

 

Most property listings are created by sellers or their agents. The photos are selected, the access road is not shown, the flooding in rainy season is not mentioned, and the neighbor situation is left out. Foreign buyers are making six figure decisions based on a weekend visit and a broker who gets paid only if the deal closes. We exist to change that.

 

What we do:

 

Physical Property Scout: We visit the property in person, film a complete 4K walkthrough, capture aerial drone footage, evaluate the surrounding neighborhood, check access roads, verify water and electrical services, and talk to neighbors. We document everything honestly and deliver a written report with video evidence.

 

Overall Due Diligence: We go beyond the physical inspection to verify municipal records, water concessions, zoning, development plans in the area, and any red flags that would not show up in a standard listing or attorney title search.

 

Legal Due Diligence: We coordinate with trusted Costa Rican real estate attorneys to run a complete title search, verify there are no liens or encumbrances, confirm boundary lines match the registry, and check maritime zone status for beachfront properties.

 

Every engagement is handled personally by Marcelo Miranda. We do not subcontract to junior staff. We do not sell properties. We do not accept referral fees from brokers or developers. Our fee is paid directly by the buyer and our only obligation is to you.

 

Service areas include Guanacaste, Tamarindo, Nosara, Playa Hermosa, Flamingo, La Fortuna, Arenal, and the Central Valley.
