How We Work
1. Free Quote
At UK Expat Mortgage, we aim to remove any uncertainty around your mortgage options as soon as we can. We’re transparent on our fees and when we charge, and we typically start with a free quote to give you clarity on your borrowing potential and eligibility – without you even needing to speak to us! You’ll receive a clear, personalised outline by email, typically within the same working day.
✅ This gives you instant clarity on where you stand, risk-free, with no obligation to proceed.
2. Personalised Advice
When you do (hopefully) speak to us, our advisers can talk you through any alternative options, too. For example, putting down a lower deposit, exploring an interest only portion, fixed vs tracker options, 2 year vs 5 year terms, and more. Or, we can look to target a specific monthly repayment amount that suits your budget.
✅ We focus on securing the lowest total-cost mortgage (not simply the lowest rate), but we’ll also present more flexible alternatives if we think they’ll better fit your long term plans.
3. Agreement in Principle (AIP)
Before you need to send us any documents, we can coordinate a manual review of your case with the underwriters at your most suitable lender. This provides you with an Agreement in Principle (AIP), which you can use to support your property offer or negotiations with agents or sellers.
✅ If you need to move fast, we can also speak to the vendor or agent directly to demonstrate your mortgage options and firm up your offer.
4. Full Mortgage Application
If you’re happy with the plan, we’ll then handle the entire application process for you, taking out as much of the legwork for you as we possibly can. Our secure portal lets you upload documents directly to us without worrying about hitting email size limits, and we’ll handle all the communication with your lender – so, no phone queues for you!.
This is when a portion of our broker fee (if applicable) is charged.
✅ 99% of the applications we make from here are approved (becuase we really know what we’re doing) – but, in the rare circumstance you’re rejected, we’ll refund any fees charged.
5. Approval & Offer
Once your mortgage is approved, we stay by your side through the final steps – coordinating with your lender, solicitor and agents to ensure a smooth completion. Any final part of our fee (if applicable) is typically charged upon receipt of your formal mortgage offer.
✅ If we do need to change lender at any point – for example, due to a better rate becoming available elsewhere – we won’t charge for making a new application for you.
