Buying property in Uruguay from abroad? Evaluaprop gives you an independent technical inspection of the building before you commit your money. Our inspections are carried out by collegiate architects who work on Uruguayan buildings every day, and the full report is delivered in English.
Why it matters: a standard Uruguayan purchase contract has no inspection contingency, and sellers do not file a defect disclosure statement. The notary checks the title and the paperwork, not the walls. An inspection before you sign the reservation contract is the only way to learn what condition the building is really in, and to negotiate with facts.
What we do:
- 170+ point inspection protocol: structure and foundations, roofs and waterproofing, moisture, electrical installation and UTE compliance, plumbing and drainage, air conditioning, and a check of the built area against the approved municipal plans.
- Non-destructive diagnostics: infrared thermal imaging and pinless moisture meters, so we detect hidden damp, missing insulation and overheating wiring without drilling.
- English report within 24 hours of site access, with a photo of every finding, a severity grade (Low, Moderate, High or Critical), repair cost estimates and negotiation notes.
100% independent: we have no ties to real estate agencies, sellers or developers, and we do not earn commissions on any sale. We charge a flat fee based only on the property's size, never on its price.
Transparent pricing (US dollars): US$250 up to 50 m², US$310 for 51–80 m², US$390 for 81–120 m², US$470 for 121–180 m², US$545 for 181–250 m². No foreign-buyer markup.
