direct response to DL 10/2024 (the "Simplex Urbanístico" law reform), which shifted legal
liability for undisclosed property defects onto the buyer.
We operate a network model: mobilising civil and structural engineers licensed by
Portugal's Order of Engineers (OE), gas technicians registered with DGEG, and ADENE-
certified energy experts to carry out pre-purchase inspections, legal/urban-planning
compliance checks, structural and seismic assessments, gas inspections, moisture surveys,
energy and acoustic certification, and new-build handover surveys across the country
(Lisbon, Porto, the Algarve and beyond).
Every inspection follows a 100+ checkpoint methodology and results in a bilingual
(Portuguese/English) report delivered within 48 hours, with severity ratings per finding,
built to support negotiation, purchase decisions, and legal action when needed.
InspectOS has no affiliation with real estate agents, developers, or banks. We are paid solely
