Being in the hotel business on the North Coast

We are thinking about buying a small hotel (10-50 rooms) on the north coast.

Do any of the current hoteliers have any advice for us? We are experienced in the hospitality industry (all aspects including restaurant operations) and are expecting to derive our income primarily from the hotel revenues.

Looking for advice on: location versus expected occupancy rates and revenue, buying a "fixer-upper" versus a fully operational property, being on the beach versus off the beach (revenue/occupancy comparisons)

In addition to advice, does anyone have any revenue per available room metrics for the north coast?
