Almost all the online ads I've seen for houses seem to require 4 year leases, which is about 3 years more than we want to commit until we're sure we're in the best Region for us. Are 1 year leases not available in most parts of Italy? Is it better to work with private landlords or realtors?

I was able to go month to month by going directly with a landlord.

I think it is up to you, I prefer to work with landlords privately. You approach them and sort it. Mine was in 6mth blocks. Always ask.
