Real estate rip offs

So sad to hear that a new round of victims are showing up on the “amazingly affordable luxury gated community” scam again. Some lots were even sold twice!  People meeting people who already bought the lot they now purchased. It is unbelievable but all in the name of “don’t mention who is doing it, that would be wrong”.

If you dream of living a luxurious life with lots to do and surrounded by other big dreamers in a gated, security provided community with everything taken care of and even the ability to rent your property once it’s finished and make money- all at an extremely affordable price…YOU ARE DREAMING.

There are some amazing luxurious places and the price tag reflects the product. Be alert. Your $200-500 thousand dollars is not going to by an all inclusive turn key, maintained, luxury estate. It will get you just enough To carry your dream around and talk about it for a few years and then spend the rest of your time trying to make it come true.

San Juanillo, Marbella, ostinol are breeding grounds for the unsuspecting. Put up a gate, plant some palms, hire a few “guards” and spend a couple hundred thousand on advertising and sales people and it can produce millions in suckers.

Hearing that a new generation is falling for the same scam is so sad. A few years have passed since the 2008 roll out followed by the 2014 roll out and now the 2021 roll out.

Stop feeding the beast. Let them build the community and then buy in. You won’t save anything being a part of the “almost sold out phases”.

Find reputable real estate agents typically expats in tbe area and work with them, all transactions are done with attorneys and start with tbe purchase of a lot, these are registered and easily checked for validity. “A fool will soon be seperated from his money”

Yes and even that isn’t security. Many attorneys won’t “fight” other attorneys, the courts are overloaded”, you will be required to have translations, and the prosecutor will be reassigned many times. The best thing to do?  Don’t buy in a community that isn’t finished…it will never be and there is a reason why - no water, no permits, no real architect or engineer, no titles on the land, etc etc.

The moment you make an accusation is the moment you can't name the company on this forum.
The forum gets sued for such posts so the choice is remove the post or hire an expensive legal team. Which would you do?

OP - take them to court, win, then post the results of your action. You can post that because it's backed up by a court, not just an unproven allegation.
Not sure how much it will cost but I'm sure the victory will make a few thousand Dollars money well spent, and you get to name the company.

Many of us who live in CR or have now returned to their home countries, have read and responded to many complaints from members that have produced the necessary legal paperwork after doing exactly as been written and still have been unable to get their property finished to their satisfaction.

Most of us have had our own complaints ignored and have just given up, for the all the reasons stated.

We can't compete with shady developers, rotten lawyers  and corrupt judges who work in hand in hand, with them.

Live in the country and rent until you have learned enough from people in similar situations and believe me, there are many of them.

Yes, you will often find that there is an attorney behind the whole deal. Attorneys don’t sue attorneys so you just become a way to make money. So sad. Rent and enjoy the life.
