Renting apartments - hitting a roadblock

Hi all,

I've just moved to Bangkok and actively looking for an apartment.

I'm finding it extremely difficult to find one - my budget is +/- 40k and I'm looking for a 1.5/2-bedroom apartment with a separated kitchen (essential!) and a balcony/terrace (preferable) on a high floor in the CBD area (Ploenchit/Chitlom/Ari/Asok to Ekkamai)

Are my expectations unreasonable? Finding it difficult to believe there are no good apartments, since there must be draught of renters.

I feel like the rental agencies might be duping me a bit.

I was in a furnished, 100sq m, 3 bedroom, 28k/mo condo until covid hit then downsized. The complex is older which means better construction but uninspiring grounds though each unit is up to the owner.

The on site office will show you all available units.
