When you leave your rented accommodation

When we took on the lease of our villa in Qurum, we paid a non refundable deposit of one month's rent. 
It has come to our notice that this landlord is requesting that when tenants leave they pay an extra amount for maintenance.
Surely maintenance  comes under the rental agreement?
Can anybody tell us if this is legal for our landlord to do.  Having requested a reduction in rent instead of even contemplating that he is adding this charge on to tenants when they leave.

You will need to check what was in the lease .

By maintenance, do you / they mean that the property will have to be either kept in a good state of repair for which you are partially responsible for  ?

For example. Should the aircon break down or there is an electrical fault then that's often down to the land lord to sort out, upon notification.

If on the other hand, you have say children that decide to do some creative alterations of their own, then you are liable.

Some landlords will require you to redecorate on leaving the property in that you will be expected to leave it as you found it.

Normal wear and tear which is beyond your control such as outside weathering of the external surfaces is something you ought. to be no liable for.
