Safety for Family, Safe for storms

My family (wife, toddlers) and I would like to establish our lives there and are looking for following:

- small land for horses
-  small land for some farming
- not too far from airport for travel back to US (as needed)
-  safer part of the island from storms (if possible)
- love to be close, hear or see the beach
- Safe place in general from crime
- excellent internet (I work online daily)

We'd love to be able to be a part of the community and give back (maybe donate our farmed food to local restaurants, etc.)

Any advice would be sincerely appreciated.

We are happy to rent or even AirBnB for a while until we can find a home that suits our needs.

Any help you can provide is extremely appreciated and happy to meet up in person when we get there.

We are expecting to travel there at end of October or beginning of November to drive and check out the local spots.

Crime can happen anywhere, but in PR most of the crimes are either drug related or crimes of pasión.  Theft happens anywhere, use common sense like no leaving visible items in the car or showing wealth.

Horses need a lot of land to graze and run, you are probably looking at at least 3 acres.

The island is 35 miles wide, so you are never more than 18 miles away from the sea as a bird flies, however by road that is a different

Land and internet may not be compatible, best internet is in Metro areas where land does not exist. So if you want to work online you need a back up and maybe a third option. To drive it all you need electricity, you loose that more often than internet. So get a generator, get second option for internet and use your phone data plan as a backup to the backup. There are routers sold with 2 or more inputs from the outside so that if one internet provider fails the connection to the internet stays up.

What are your thoughts about Aguadilla VS San Juan?

Maybe regarding the land/horses, we can make that a weekend thing as opposed to living on the land since the priority is internet for the day to day.

Rey, what areas would you suggest for us to look into, regarding the following:
- Houses only, so we can have potential for solar, cistern, and generator (would like to ensure we have backup protection from storms)
- safe for family to walk around the neighborhood (just taking a walk)
- internet not an issue (will setup 2/3 options as you suggest)
- Not too far from somewhere with land, so we can board horses there and drive to it on the weekends
- Not too far from the beach - but far enough to not have the rust issues
- Good location (altitude) so we can get breeze and use less AC, would LOVE an ocean view and sound, if at all possible.

Any recommendations you have are greatly appreciated, so we can then start to look into those areas.

Also, on a separate note, regarding real estate, due to the income of households in PR, it seems like real estate takes on average, over 1 year to sell (current markets / Zillow is showing most houses listed longer than 1yr for sale).  I am tossed between buying a property (once we find the right one) VS just renting. .

Wondering how insurance is handled regarding hurricanes, costs, things for us to be aware about, etc.

We are intending on being bonified residents but it does not seem like buying is really a smart option, since rentals & airbnbs are overly surplussed across the island.

Rent for the first year or so to make sure PR is for you and the the community fits your needs, never be in a rush.
Yes selling takes long time a year or 2 in some cases so not a market to flip properties
