Short term serviced apartments in Da Nang

We're hoping to spend up 2-3 months in Da Nang next year, from around mid-late January.  How likely is it that we'll find something suitable on arrival as we'd really like to see the place before parting with any money. The things that are important are 1. A soft mattress, not the usual Asian hard board! 2. Western style cooking facilities 3. Aircon 4. Washing machine 5. Furnished and with cable TV. 6. No construction sites within audible distance!!

Don't really want a studio but wouldn't rule out a good one.  One separate bedroom preferable.

A swimming pool would be nice but certainly not essential.  Would also like to be fairly close to markets for food shopping.  Budget would be up to $700 a month.

Is this realistic or not?
