Hello everyone,

Finding affordable housing in Dar es Salaam is number one priority for newcomers. Tell us more about the estate market in your district/city/region.

What are the most desired places to live? What are the most affordable ones? What is the average cost of a rented flat? And what is the average sale price for an appartment or a house? Could you tell us more about local real estate policies/procedures? What about property tax or residency tax in Dar es Salaam?

Hi!
Finding accommodation in dar es salaam is easy but tricky. Most of the appartments are rented through middlemen (a.k.a dalali in Swahili) or through real estate agencies. When they know you are an expat the prices go very high and charged directly in USD.
Beach appartments are the most expensive and can go from about USD3000 per month for a fully furnished 2 bed rooms house with 2 bathrooms, a kichen and sitting room. In nearby areas, studio rooms go from about USD200 per month.
In the surburbs modern appartments with 2 bedrooms range from USD300 and usually the rent is paid for six months or more. However for expats they accept even three month term.
