Compounds Near BSB

Hello everyone. Can anyone suggest any compounds relatively near BSB.
Coming for a quick visit this weekend and wouldn't mind having a look around if you have any suggestions.

The best thing to do is get in touch with a real estate agent who can spend a few hours with you and show you everything in your price range and requirements. Easy to find on the website Bahrain Property World. Just search Jasra or Hamala

I agree with Joanna - check on Bahrain Property World for Jasra/Hamala. Pretty expensive so be warned and if they are at a price that is too good to be true then they probably are!!! 

Had our fingers burnt (amongst other things!) by going for what we could afford in that area.  If you think it's all too much above budget try Janabiya - extra 5 mins in the car but more value for money.

Been and looked around today, just calling in on what we saw driving around.
The security were very helpful at all. But could/would nto answer questions on rent etc.....
Saw a few that we would be interested in.

Question:  for a 3/4 bed villa... what value can you place on inclusive and exclusive?
What do the water charges and government charges on villas equate to?
I don't know if an answer can be given on these things.

Also what is the charge for internet/phone/TV packages start at?

The security guards will never give you prices.

It's very hard to say what price a 3/4 bed villa will be - where did you look?  Do you know which compounds you liked and maybe then we can help a bit more.

Municipality tax is 10% of the rental value.  Electricity will depend on the size of your villa, whether you have a private pool etc etc - difficult to say really. 

TV is OSN - we dont have it because think it's a waste of money but if you google them then you should get prices for the various packages.

Same with your internet - look at Mentatelecom, Viva and Batelco's websites and they will give you an idea of package prices for internet and phones too.

We pay 1800 for a 4 bed villa in Jasra. We did see others at 1200 upwards .
Internet with Viva depends on which package you get, we just upgraded to 4 G and pay 35 bd per month. We pay OSM 35 bd again depends on the package you take out.
Can you remember which compounds you saw?

just got back to KSA

We saw a villa in Hamala views.  Very nice for 1300.  4 bedroom. Exclusive of course
We saw one in Ark Compound in Janabiyah for 1700 exclusive.
Both were very nice and the compounds are good.

I have been looking at the quotes.
All but one was exclusive.  They would not budge over the phone.
Can I take this as a guide for the 4 bed I mentioned;
1300 rent
130 gove tax
400 water/elec

That would give a total of 1830 a month.

Would that be reasonably accurate?

I know a couple of famillies in Ark with children at BSB and they love the compound. My daughter has been at a few parties there and it has a real nice family feel with children playing in the compound. Great location and good for getting to Rugby Ckub and Dilmunn Club nearby . Great for schools and the Causeway. Not been to Hamala Views.
Unsure about the electric/water but I know a neighbour who pays 200 for electricity.
Just met a new family that arrived after many years in Dubai!

You are about right with money. You should ask your landlord to do you a dummy contract for CPR and EWA purposes. If they give you a contract saying your rent is BD1000 your tax is only 100 a month. Water is not worth considering in the bill. Elec can be expensive though so ensure that AC is turned off in rooms that aren't used. We have OSN and it's good. Our internet is BD50 a month but we download loads and loads of movies so need the unlimited download package. If you are not using an agent to secure the property then negotiate like crazy. Landlords normally pay the agents up to a months rent in commission. Either ask for that commission or ask for that money to be used for internet, tv etc. You will win - it's a tenants market right now.

Hi, yes we agree with everything you have said.
We have had 2 villas from an agent, both of them in Hamala.  Both are in budget and inclusive.
So we are very upbeat at the moment.
We have our shipping being negotiated at the moment.  The only thing it seems to infer that you must have a residence visa for the customs in Bahrain, but we are trying to check on that.

I work for a worldwide shipping/relocation company. If you want any advice just ask.

You could previously ship your stuff to Bahrain without a residency permit and just pay duty tax on it but recently the laws changed.

If your shipment hasn't left your country then you can ship in someone elses name and use their residency permit. It happens all the time her. Saves a lot of time and money.
