Initial Cost while Renting a Apartment

Hi Everyone,

What are the Initial Costs that i would have to keep in mind while renting an apartment.

Costs / Charges like:
1. Brokerage (agent's commission)
2. Security Deposit (with the owner)
3. Any other hidden costs.

Hello,

Generally, most of the real estate agencies "demand" one month's rent from landlord and tenant but you can negotiate this and you should, 15 days from both parties was the standard until recently.

Deposit to landlord is one month's rent and can be more depending on the equipment provided, the higher the rent the higher the number of months for the deposit.

There are no other hidden costs however, if a company rents premises (except GBC 2 companies) then they are obliged by law to retain 5% of the rent (TDS = Tax Deduction at Source) and submit a monthly return to the MRA (Mauritius Revenue Authority).

Another important issue, which is often ignored by real estate agencies in Mauritius, is that you are not allowed to sign a lease agreement for more than 6 months within one year, without formal and official permission form the prime minister's office. Although often practiced, this can cause you great prejudice and could even lead the Prime minister's office to initiating procedures in declaring you as "person non grata".

For an apartment it may cost between 15,000 to 20,000 monthly beach front.
for cars it may cost you Rs 500 - rs 700 monthly

deposit all depends.  it may cost nothing as deposit.
