Moving to Kuala Lumpur

Hi, I am currently living in Switzerland and in 2 1/2 months we are moving to KL with 2children aged 13 and 11.  Our children are at the International school here which offers the IB program and we would like them to continue with same curriculum.  So far Fairview is the only school which has Middle year Program (MYP). What would people`s advice on that.

Another question I have is about housing. Are there certain condo developers who have a bad reputation for buildings that are not well sound proofed, or cheaper built than others that should be avoided?

Malaysia is highly developped that everything here is comparable to international standards

The key factors tend to be layout and condo density.  If noise is a concern would propose best to look at condos with a lower density and those which are designed as corner blocks, which tend to reduce the number of common walls you would have with neighbours.

Jz wanna comment on the housing developer. Whilst it is true that there are bad developers which abandon housing projects or those that use low quality materials, there are still some which are quite reputable. The one I can think of is Sunrise. It has its own website and is a multi-award winner. The condos they built are of international standard. Most of their projects are in the area known as Mont' Kiara / Sri Hartamas. I'm living in one of their projects and have bought it. The area mainly consists of expats and is also very good for children as there are 2 international schools here. The traffic is also manned by guards employed by Sunrise.

Also, since we are on the topic of housing, I'd suggest that you buy instead of rent as the properties here are reasonably cheaper compared to other countries. My personal opinion is Mont' Kiara is a very good place to live in. I've lived in other areas but the safety and surrounding areas made me move to Mont' Kiara. I've been staying here for almost 2 years now and I only have praises for this place. I suppose the main developer has done a very good job in planning and managing this area.

If you do plan to buy, you will probably need a real estate agent and a lawyer. A word of caution though. Be extra careful because there are so many agents and lawyers here in Malaysia who are unethical. I myself have encountered such agents. They will usually bring you to the very expensive condos/houses so that you buy them and they will mark up the prices so that they can earn more.

On lawyers, you also need to be cautious. There are thousands of lawyers out there in Kuala Lumpur and most are not as good or reliable as you think. All down to the lack of quality control by the organisation in charge of lawyers i guess.

Would recommend you do some research on location.  Mont Kiara is a popular area with expats but is not the only one.  A few other areas worth looking at are Bangsar (try Sri Penaga or Wangsaria) and Damansara Heights (do take a look at Desa Damansara or Prima Damansara).  Ampang are does have some nice condos (Desa Palma is one that comes to mind).  Buying may not be the best idea - rental is cheap in Malaysia as there is a bit of an oversupply of condos - a typical yield is around 4% vs. cost of borrowing of c.4.4% and deposit rates of 3%.  Hope this helps.

Mont kiara not the only place with a good quality of development.We have a very famous developers who have a very well done on some projects just like Tan & Tan,Zelan,bandar Raya developments and so on.

Those properties in KL CITY and high end places such as Bangsar, Mont Kiara and hartamas area, of course the quality of those properties are match to international standards. unlike certain country - China:D

I have Switzerland friend who stayed in Mont Kiara and sending their children to French School.

If you are looking for a Duplex in Ampang KL area near Fairview, I would suggest 325 Persiaran Ritchie, Ampang Hilir. This is a duplex and low density, quiet. Walking distance to Gleneagles Intan Hospital and Great Eastern Shopping Mall, few minutes driving to KLCC. 325 Persiaran Ritchie only for Rent, not for Sale.

If you consider stay in MONT KIARA, I would suggest you viewing MK 10 & Sunway Vivaldi (Vivaldi this have duplex and is brand new. Problem is closer to the cable and highway).

FYI - Fairview International School I heard the review from an ex-Fairview Student said the standard has dropped. Middle School may be you can consider ISKL, Taman Melawati.

But if you are from Switzerland, do suggest you consider French International School.

If you are buying property in M'sia, I can introduce my property solicitor to you, she have many years of experience and only specialist in property selling and buying legal works. I also have several bankers contact which are very helpful.

Might be a bit late now but for anyone new coming to Kuala Lumpur, stay clear from condo Sunway Vivaldi.
Condos are beautiful but management are useless, when you want or need something they do not get back to you, fire alarms go off from security "testing" at 4am and traffic is horrible and banked up, alot of people we have met through living there have left and are planing on leaving, they need to change there act if they want tenants.
Agents will push you towards sunway vivaldi if you choose to live in the mont kiara area as they are expensive units and they want there cut as someone last said, i know this after our experience.
