Property holding costs - Council / land tax - any additonal costs?

Hi All,


I'm looking at purchasing a property to gain residency in Mauritius. I've been searching the forums and haven’t found the info I’m looking for. I'm trying to work out the finances on paying the home loan with living expenses etc.


Question is - What are the ongoing holding costs for a property in Mauritius . I understand there is the Syndic fees and of course the utilities. Is there any form of council tax or land tax, any hidden taxes or charges?

Hi Mr Bobby ..

You can invest in a private company in mauritius  for invest money on  buying land ,create villas ,house , hotel, penthouse , commercial building with syndic  , etc ,  and sell these properties with expat from yoir country .. once you got some more income by selling properties from here to your people there ,you can expens the money you gain by invest in properties here...

@Bhavna Hi Bhavana, thank you for replying.  I'm reffering to property ownership in general.  For example in Austalia you have land tax, council tax, emergency service levy tax etc for owning the land.   These apply to most owners whether they are in an apartment complex or stand alone home.


I'm trying to find out if there are any of these taxes, aside from the Syndic fees.  I'm guessing not, but trying to find out if there are any more hidden costs in property ownership.

Yearly property tax was removed last year in regards to property owned by people living in towns.


Those living in villages have never been subject to any property tax/land ownership tax.


Of course when you buy property there are some 1 off taxes/fees that you need to pay (notary fee, agency fee, land transfer tax etc).


Then, there are secondary fees (syndic) if you are living in a gated community or one of the property inside a smart city.


A notary will be able to provide complete details of what you will have to pay.
