Renting small shop

High everyone,

I am looking to rent a small shop for a fast food take away, can somebody advice me some real estate who is specialised in this? Or know where to find it?

A real estate agent that specializes in income property etc. should be consulted,
There is a place right down the st. from us that had high hopes.
It had been a local bar for years.
Was always super busy as a bar.
It closed for some reason, perhaps the rent was increased to high or the bar keeper had  retired.
It became  a Mexican take out/ eat in place.
The prices seemed a bit high for what they offered , never went in to eat there because the price put me off.
One burrito was going for 1,800Forints, sorry, I grew up around Mexican food and no way am willing to pay that much for a burrito.
Needles to say they closed down within 6 months time, the place has just been sitting their empty with a for rent sign in the window.
Been empty for around one year now, not sure why they can't move it with some sort of special rent deal or something but suppose they would rather let it sit then give someone a deal on low rent for 6 months or so.
It is located in the 7th near a major blvd. but the problem is it is half block up the st. Very close to the Best Western Hotel but slightly too far off on a distant corner to attract tourists , they are about the only people who could possible keep a pricey Mexican place going.
For sure the crowd that frequented the old bar has zero interest in eating burritos.
All about location for a popping business.
I know, that is one major factor, I had my own beauty salon but business was very slow because of the location.
I was dying while half block up the st. they had more clients then they knew what to do with. I used to work at the busy shop and thought I can do it myself, not always, sadly.
My prices were lower then my former work place was charging but I got little foot traffic.

Oh! Oh! Don't get me started.....

But since I started.....

1,800 Forint for a burrito when a burrito maybe costs 200 Forint to make is indeed pretty ridiculous.

And, anyways, I have yet to have a really good burrito in Hungary even at that price. Except the ones I make myself of course which is actually not that difficult, which makes such prices even more silly. Yes, I even make the flour tortillas -- which are ridiculously easy to make.

And my favorite, Chile Rellenos? Forget it. I have never even seen this on a menu in any "Mexican" restaurant in any European country I have tried (and, no, I have not been to all European countries -- only about half). Which is thus fundamentally silly -- since any and all real Mexican restaurant should have this on the menu as a matter of course. It is not a specialty dish

We are from Cali,between Cali, NV, AZ Texas and New Mexico, I feel sorry for the folks that actually believe they are eating "Mexican" anywhere else besides the Homeland of Mexico.
I know, don't get me started on red chilli vs green...
Walked past the empty building I mentioned, it was called, "The Mexican  Food Factory".
Looks from the outside to be almost ready for another fast-food place to move right in but again the location is so off the beaten track.
Just a half block up from a major intersection . Was thinking if one could work out some sort of deal with either the hotel or the low carb restaurant on the busy corner  to put up a huge sign with a arrow pointing the way to the low foot traffic place... Then again with doing that you would be at the mercy of another business. They may not want to compete with another eating place.

I suppose you could compare eating Mexican food in Hungary to eating Hungarian Goulash in most places in the US.
If ground meat mixed with canned tomatoes and elbow noodles with some carrots and potatoes is your idea of Hungarian goulash, then eating Mexican food in Hungary could be right up one's alley.
Some people will eat anything if it is presented properly. if the price is high, it must be good? Not always the case.
My niece took me for sushi at some 5 star place in Vegas , The Yellowtail I think it was called.
Great service, very pretty inside with a great view of the strip fountains, nice sake but the sushi was not all I expected, hated the sauce the poured on top.
I was not even full and I am a light eater, her bill was close to $400.! I would of been happier with a take out tray of sushi from the local shop in little Tokyo just down the road apiece...
There is even a chain of sushi shops in Vegas called Mikino, for $18. to $20. a head you get all you can eat plus Tempura items, soups, deserts and the sushi is freshly made right in front of you.
Guess I am not a big "foodie".
