To buy a property, reffering to a real estate agencies is a good idea and how much minimum percentage is taken? Any recommandations of real estate agencies in Aslan side?
Avukat is necessary o it's just sufficient to do contract at the municipality ?

it is 2% from buyer + 2% from seller, but it may be reduced by bargaining depending on the value of the property itself.
you dont need an attorney, you should go to the office of the register of deeds in munacipaly, not for a sales contract, to do the direct sale just under testimony of the authority.
