Facebook links for apartment rents in Malta?

Hello all,

I have heard there are some good facebook pages for renting in Malta?

I have had a look but could only find ones by letting agents and also individual landlords.

When you rent in Malta do they do regular property inspections like in the UK, well depends on the landlord some landlords do propery inspections every 3 months, some once a year, some never? is it the same over there, just depends on the landlord.

How are leases organised there? Are they done like in the UK ie a 6 month lease then roll on a month to month normally.

Normally the minimum long let is 6 months with most being for 1 year or more. It is usual to renew the at the end of the period with a new lease as opposed to just letting it role on. We have never had an inspection as such, as we have always seen our landlords each month when we have paid them so they get an idea of how we are looking after the place.

Both are good, there is a mix of agents and private but usually OK.

Thanks Ray, where else would you say is a good place to look for a place to rent other than the facebook pages? I have heard to not use letting agents at all but how I could find without using a letting agents I dont know?
Would you say it would be better to rent a holiday home while looking for a permanent flat to rent? if so do you have any good links for reputable holiday apartments?
Also wondering do most apartments have air conditioning? if not how do you keep cool in the summer?

There are many who say don't use agents but as long as you don't expect too much we have found the main ones, at least in Gozo, to be OK. Take no notice of what is advertised and email when here or better still call in to their offices as they are quite slow to respond. Some members complain about Agent's fees which are 50% of one months rent + VAT, but that is cheap compared with fees in the UK.

You really need to visit either for a couple of weeks or several short periods so that you can see areas and view properties. Do not take on anything from what you see on line.

We have rented two houses and now a new penthouse, neither house had air conditioning but we stayed cool with fans, the new property has aircon. throughout. Ceiling fans are good and fans have the benefit of blowing the mosquitoes away.

Trip advisor is good for short breaks and if you Google 'holiday lets in Malta' you will get lots of links.

Thanks for all the information, can I ask if we use a letting agent in Malta which ones are ok?

Other members who live in Malta will be able to give better info about agents there. (those who aren't totally anti agents)

Hi, I have lived in 2 houses in Malta and have found both directly from the owner on Maltapark.com, both of which just paying the first months rent and 1 month in advance for the deposit which you will receive back at the end of your lease (like the UK).
