Apologies, if i am being a pain to some, asking all these questions, but rest assured, i am taking notice to all.
If i buy a villa to live in and i want to rent out the spare rooms, do i need a licence? I will not be renting out the whole villa just spare rooms, like on Airbnb.

Taking on some “room mates” to help defray the rental costs of your villa (as you cannot buy it) should be no problem. Just be careful who you select, because if they wanted to make trouble for you with immigration or the police, potentially, they could.
