Rent-to-own in Barcelona

Hello all.

I am planning a permanent move to BCN with work, and was wondering how is the rent-to-own model in Spain in general. As far as I know, whatever rent you pay for the agreed period of time, will be considered the down-payment when you finally buy the property. Now my question is ... the initial period of "renting" ... how long can that be? Is it just a year or more.

On the side: Can someone recommend me a reliable realtor, I could start talking with.
