house ownership - requirements for an expat to buy a house?

Hello!

A journalist of Saigon Times magazine would like to ask for opinions of expats who are planning or having idea to buy property in Vietnam. Is there anyone here or anyone know someone? Have no plans on buying because property in Vietnam is drastically over priced on an investment basis. Of course, if you planned to just buy for your own personal use then price does not matter. It is just what your willing to pay. In investing we use what we call a cap rate to measure different types if investments e.g. Stocks, bonds, real estate etc. to determine which has a better yeild. In Vietnam real estate is not a good bet. At least at this time. And that is just in an investment basis. If you consider infastructure inferior buikding standards etc. the equation gets far worse. Much better return on your money to rent in VN.

The property bubble is about to POP.    Only this week a spokesman for some Construction & Development group in Khan Hoa said that many projects are behind schedule due to poor investment returns for resellers ( flippers) and "financial incapacity" of investors.

Financial incapacity is a cute way of saying potential buyers haven't got the money, & can't find anyone stupid enough to lend it to them.  Once the early cracks start appearing things suddenly grind to a halt.   Some projects here in Khan Hoa have stopped, workers haven't been paid, a lot of agents are looking nervous.

The bigger cities have similar problems. This happened back in 2010 as well.  The recovery was massive, now the bust will be massive.

A big issue is that China , Japan & South Korea have put the brakes on capital going off shore for Condotels, casinos, and apartments.  This only occurred recently.  So the money supply coming in will dry up and the players that bought in last will get burnt.

A lot of Real buyers with real money are sitting on the fence waiting for the collapse to happen , then they pick up the bargains.   At the moment you've mainly got speculators and cat shaggers with stuff all money trying to quick flip a place for an easy profit.   If they can't get out, the banks that financed them are going to get burnt.

The general vibe I'm hearing from potential buyers is wait and see.   Unfortunately, you may have to do the same.   Of course if you drop the price far enough you'll get a buyer , but how far do you go.    Good luck.

One of the big developers here in saigon just laid off 40% if its sales staffs.  The company put a brake on any potential new projects due to softness on current market and the projected number of units coming into the market concerns the healthiness of property market in the coming months.

Just my 2 cents.

That 2 cents will probably go a long way here soon.
