Taking on the Estate Agents

We are up to the find accomodation stage.
We fly out for a 15 day search and rent trip in November.
Has anyone got any advice on specific questions we should ask the estate agent / landlord.
We were planning  Mellieha, St Pauls Bay, Xemxija, Bugibba sort of area, but any thoughts or advice on different areas would be welcomed.
we are a couple in our 40's no kids so any recommendations on areas would be appreciated.
We have a contact at Frank Salt but can anyone recommend any other estate agents, we googled a list of Maltese Estate agent but recommendations are always better. We wont rent anything until we see it at least once in day light and once at night.

Or if you are a landlord we are looking for a 3 bed place (no flats) that has a med - large outdoor space

Me and a friend are looking to move out ourselves.

We have been in contact with a few estate agents inc frank salt.

Remax would be the second choice for myself but frank and salt have so far been the most helpful and friendly.

Very good luck with that, most likely Mellieha to meet your specifications. (In my opinion that is.)

Northern Properties specialise in that area. I also like Darren at Dahlia, the letting agent.

I think you would firstly need to decide what you want in an area, as the ones you have chosen are all very different....

Do you want quiet, nears shops, near buses, near bars? Will you need to work? Will you need to get to work by bus?? What is your price range??

Mellieha: Has shops, bars but quiet areas, more likely to find outside space, more expensive for rents but if you need to get anywhere for work, that is a long way from anywhere and the extra journey time can be a strain on the day. Also traffic queues either side of the weekend will be awful in summer.

Xemxia: Quite, nearer for working, no shops as such, limited bars, plenty of hills to walk!

St. Pauls Bay: Xemxia end (school end,) Like Xemxia only better access to shops, rent becoming cheaper, chance of outside space.

Bugibba end: Nearer to shops, still quite quiet, more shops, cheaper rent, bars and still chance of outside space.

Bugibba/Qawra: More noise, more bars, more shops, better access to buses, cheaper rent, less likely for outside space (but could try more salt pans/coast road area for outside space, takes you away from shops and bars though.)

Thank you all, we are open to all suggestions and comment, just to clarify our comment on outside space includes terraces blaconies, roofspace etc.
As stated we are looking at that region of Malta so until we come over in November we are unsure as to the exact area we want to live in. We have a car so no need to worry about bus links.

These are local to my area, St Paul's Bay, although Dhalia, ReMax and Frank Salt are all over the island. I have used all in the past except ReMax and they have all been ok. Normal commission of 50% of cost of 1 months rent plus VAT
