Building in Ambergris Caye

This is my first post on here, so just let me say in advance - thanks for the help!

Several years ago I bought property 10 minutes from San Pedro, and I'm finally ready to start building my home. I won't be moving to Belize full time, however I'm hoping to spend a few months a year here, and then rent it out when I can't be around.

At the moment I'm researching costs and I'm curious for some advice from anyone who has gone through this process.

I have no idea how much the preliminary steps will cost before getting the mortgage (such as approving building plans, receiving a detailed builders estimate, a building contract and a quantity surveyor's report). If you went through this before did you have any costs that caught you by surprise?

Also, what are typical closing costs?

Finally, if the detailed builders estimate includes the cost of the pool and landscaping can that be covered within the overall mortgage?
