How do the apartment rental contracts work in Budapest?
Is it just first month rent and 1 month security deposit?
or are there other fees to be made aware of?
Utilities?
Taxes?
Broker fees?
Other?
If there are the above what is typical charge?

Most brokers are free. If you (or your friend) goes direct though with some property managers then there may be some nasty suprise fees (i.e. signing the address registration card on behalf of the foreign landlord for HUF 6000 to name one)...
2 months deposit is far more popular (with landlords) especially if you have no buying power (i.e. cheaper rentals).
Taxes are for the landlords - but if you mention taxes to them you might get a) higher price or b) rejection...
