Esch-sur-Alzette, which is Luxembourg's second biggest city, is located at about 20 minutes from the capital city through the motorway and its extremely elaborated public transport network. It is above all a commercial and university town. For a few years, the city has been witnessing massive urban social, economic and environmental development so as to accommodate more inhabitants. It has also initiated an action plan so as to better meet the needs of students and the youth who intend to settle there.

Neighborhoods

Esch-sur-Alzette is divided into 18 districts, namely: Raemerich, Universiteit, Summit, Bruch, Zaepert, Fettmeth, Lankelz, Lalleng, Wobrecken, Dellhéicht, Uecht, Park, Grenz, Brill, Al-Esch, Schlassgoard, Neiduerf and Belval.

Belval, which is found in the West of the city, is the most popular one due to a huge ongoing redevelopment plan. You will find several types of housing units there: apartments, spacious studios with views of the furnaces, modern houses, etc. In fact, there is something for all tastes and budgets. Moreover, Belval is close to schools, shops, major companies, as well as the University.

Universiteit, for its part, hosts a huge business incubator and the Faculty of Science of the University of Luxembourg. Therefore, it is an ideal neighborhood for students. It also hosts many cultural and historical resources, like the Rockhal Concert Hall, the National Archives, etc.

Rent prices

Esch-sur-Alzette's rental market is quite competitive as it is continuously developing. Thus, you are likely to find affordable housing in most neighborhoods. According to the Observatoire de l'Habitat report 2013-2014, the average rent price for a studio to amounted € 762 while that of an apartment amounted to € 1,006 compared to € 1,207 in the rest of the country.

As regards the average rent for houses, it was around € 2,228 per month for the same period.

Find accommodation

You can start your accommodation search by browsing general and specialized websites, as well as classified ads in local newspapers. You can also register with a real estate agency to have more chances of finding accommodation according to your criteria and budget. Note that agency fees apply, amounting to a month's rent along with a 17% value added tax (VAT).
